You Don't Have to Hire a Professional Stager, BUT...
According to a 2016 study done by the Real Estate Staging Association (RESA), homes that were staged before going on the real estate market went under contract in an average of 23 DAYS!
Although home staging is still a relatively new industry, homeowners have been "fixing up" their homes to sell for decades. These days, due to HGTV, home buyers have certain "expectations" and are willing to pay quite a bit more for a house that has that "model home" look.
Certified Professional Home Stagers average 10% more for their clients on the sale of their home!
Guess what? Buyers don't feel the need to "haggle" on the list price when making an offer on a professionally staged home. Yes, it's true! That staged home is so inviting! They don't want to risk losing their picture perfect home.
What is professional staging?
Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained in the art of home staging. Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a commodity and highlight its assets while downplaying its flaws.
How much does it cost?
For as little as a couple hundred dollars you can have a detailed list of what you can do to maximize the value of your home!
The housing market is good, so why do I need to stage?
Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, professionally staged homes sell on a conservative average for 10% more in a good market (see the latest home staging statistics).
Can't home buyers use their imagination and look past my decor or empty rooms?
Only a mere 10% of home buyers can actually visualize the potential of a home and most of these folks are "investors" or "flippers" who will hammer you on price. In our Consultation walk through, I will identify those "price eroding" factors of your home, so that you can do the simple fixes that maximize returns.
This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale, so having some furniture helps to give a frame of reference.
